Lagos offers a broad mix of second homes. An apartment in the historic centre, a marina property and a villa in Porto de Mós may sit within a few kilometres of one another but require different care.
Apartments and shared buildings
Apartment owners should know the condominium contact, access arrangements, main internal water controls and how building-wide issues are reported. Mail, internal humidity and leaks affecting neighbouring units are practical inspection priorities.
Villas and external systems
Detached homes add gates, terraces, exterior walls, pools, gardens and irrigation. Existing gardeners and pool providers may visit regularly, but their remit is specific. An independent property check connects observations across the whole home.
Coastal conditions
Homes nearer the coast can experience salt-laden air, wind and humidity. Shutters, exterior metalwork and seals merit observation, particularly after unsettled weather. A visual check cannot assess concealed structural condition, but it can flag changes worth specialist attention.
Build a local routine
Keep a current property profile, controlled key access and a schedule suited to the home. Arrange arrival preparation before longer stays and record contractor attendance.
