There is no single correct inspection frequency for every empty property. The right schedule reflects the home’s complexity, vacancy period, season and the owner’s tolerance for time passing before a problem is noticed.
Monthly checks
A monthly visit can be a reasonable starting point for a straightforward apartment with few external systems, particularly where condominium management monitors common areas. It still leaves several weeks between observations, which owners should consider carefully.
Twice-monthly checks
Fortnightly visits reduce the observation gap and suit many villas or townhouses with water, air conditioning, terraces, irrigation or a pool. They also create a more useful rhythm for ventilation and running water where those tasks are appropriate and agreed.
Weekly checks
Weekly oversight may be preferable for larger villas, complex systems, known maintenance concerns or owners who want a higher service priority. Frequency does not make an inspection technical; it simply means visible changes are more likely to be reported sooner.
Adjust through the year
Inspection needs can change around extended absences, major works or periods of severe weather. A property that receives monthly visits may need an additional post-storm or contractor follow-up visit.
The best starting point is a property assessment rather than a generic rule. Compare Guardemar Care plans or request an assessment for your home.
