An inspection checklist makes property visits repeatable. It reduces the chance that a visitor remembers the post but overlooks the cupboard beneath the kitchen sink.

Security and access

Check the front and secondary doors, windows, shutters, locks, gates and garage access. Look for visible damage or signs of forced entry. Alarm status should only be checked where the owner has authorised and documented the process.

Water and moisture

Inspect visible pipework, taps, toilets, cisterns and under-sink areas. Look for moisture, staining, unusual smells, mould indicators and condensation. A humidity reading can add context but should not be presented as a building survey.

Power, ventilation and rooms

Confirm the agreed electrical status, review obvious indicators and sample lights if instructed. Kitchens and bathrooms deserve particular attention because they concentrate water, drains and appliances. Ventilation or air-conditioning tests should follow property-specific instructions.

Exterior, pool and garden

From safe, accessible areas, observe terraces, balconies, walls, gates, drainage, fallen branches and visible weather damage. Pool water and surroundings can be checked visually; this does not replace professional pool maintenance. Irrigation and garden condition can be observed in the same way.

Finish with a report
