Monthly and visit-based observations

Use property inspections to observe visible leaks, humidity, access points, exterior condition, pool appearance, irrigation and mail. These observations may trigger action but are not themselves technical servicing.

Seasonal preparation

Before wetter periods, review drainage, shutters, outdoor furniture and obvious roof concerns from safe ground. Before hotter periods, confirm irrigation and air-conditioning providers are scheduled. Coastal properties may need regular attention to exterior metalwork and salt exposure.

Annual professional work

The calendar may include air-conditioning servicing, alarm review, pest-control assessment, pool equipment servicing, electrical checks where advised, pressure washing or solar-panel cleaning. Frequency should come from the relevant professional, equipment guidance and property conditions.

Keep evidence

Store invoices, reports, photographs and the date of each visit. When ownership is remote, documentation prevents a maintenance history from living only in separate message threads.
