Summer is when many Western Algarve homes are actually used. Closing them afterwards is when they become vacant in earnest. The weeks after the last guest, the last family stay or the last September weekend are when waste is left behind, irrigation is forgotten and nobody books the next inspection.

Arrival preparation has a counterpart. If you only think about the house on the way back, you spend the winter guessing.

Treat the last departure as a documented event

Walk the property as if you were writing the first inspection report. Note how water, electricity, alarms, shutters, refrigeration and air conditioning are being left. Photograph rooms you care about. That set of images becomes the baseline the next visit will compare.

A longer closing list — covering waste, access and instructions — is in how to leave an empty Algarve home. The water and power choice is not universal; read electricity and water in an empty home and, where the policy may care, ask your insurer or adviser rather than a property-care company.

Clear what will smell or attract pests

Perishable food, full bins and standing water in trays or saucers are the usual oversights. They are also the usual reasons a house smells closed in November. Pest signs are easier to interpret if the kitchen was emptied on purpose. See pest signs in an empty home.

If cleaners attend after you leave, say whether they have access, what they should remove, and whether someone should check the property after they have gone. Working with existing pool, garden and cleaning teams keeps those visits in the same record.

Outdoor systems do not stop because August ended

Pools still need their specialist, or a written decision that the specialist has paused and someone will still look at the water. Irrigation may need a different winter setting; it may also fail in either direction. Gardens that looked watered in August can be dry or overworked by October.

Ask the pool and garden providers what they will do between October and Easter, then put that in the property file. A home-watch visit can observe level, colour, dry zones and obvious leaks. It does not replace chemistry or horticulture. See leaving a pool while you are away and irrigation during a long absence.

Weather will change before you return

The first autumn rain and the first strong wind are when shutters, terrace furniture and drainage show whether they were left ready. Coastal metalwork and salt exposure do not pause for the off-season. A visual check after significant weather is useful; it is not a promise of attendance after every event. Storm property checks and winter in an Algarve holiday home pick up from here.

Book the quiet-season visits before you fly

The most expensive gap is the unplanned one. Decide the inspection frequency now, while the house is in known condition. Monthly may be enough for a simple apartment; a villa with a pool may need more. How often to inspect is the decision guide.

Leave keys coded, contacts current and a next visit in the diary. Arrival preparation can wait until you have a flight; the closing visit cannot.
