Closing an Algarve home for weeks or months is less about a single switch and more about leaving a house that someone else can understand. The owner who writes down how the property should be left makes every later visit more useful. The owner who leaves it to memory makes every later visit a guess.

There is no responsible universal list that tells every household to turn water off, leave the fridge running or close every shutter. Those choices depend on the building, the equipment, the season and, where relevant, the insurer. This article is a closing sequence. The water and power decision is covered separately in should you leave electricity and water on.

Start with waste, food and post

Remove perishable food. Empty bins and confirm how household waste will be handled while you are away. Mail left to accumulate is both a practical nuisance and a visible sign that the home is empty. Decide whether a keyholder should collect it, and whether anything that looks official should be reported rather than stored unread.

Deliveries should not continue to an unoccupied door unless someone is authorised to receive them. See mail, bins and deliveries if that is a recurring issue.

Walk the access points

Check doors, windows, shutters and gates. Leave them in the state you want recorded on the first inspection. A shutter left open “for ventilation” should be a written instruction, not a surprise for the next person who visits.

Do not leave keys in obvious hiding places, and do not attach a complete address to any set you leave with a neighbour or a professional. Key holding exists so that authorised access is still possible.

Record how systems should be left

Write down the intended state of:

  • water, including any internal or external shut-off you expect to be used
  • the consumer board, alarms and any internet equipment the alarm or cameras need
  • refrigeration, washing machines and dishwashers
  • air conditioning, if you want it used for airflow or left off
  • pool, irrigation and garden arrangements
  • who may enter, and whether a contractor can be called without a fresh conversation

Labels on the board should match the note. If they do not, a qualified electrician should sort the labelling; a visual inspection should not invent a new electrical layout.

Air-conditioning settings belong with the equipment guidance and the needs of the home. They are not a substitute for looking at bathrooms and wardrobes. See humidity and mould.

Tell the people who will go in

A closing list that lives only in your email thread is easy to lose. Put it in the property file used for inspections. If Guardemar or another local contact holds keys, they need the same instructions the house-sitter or neighbour would need.

Agree what “urgent” means. A visible leak, an unsecured opening and a smell of damp are different priorities. The inspection checklist is the visit-side counterpart of this closing list.

Schedule the first visit before you fly

The easiest missed step is leaving without a next inspection date. Frequency depends on the home and season; how often to inspect explains the decision. A departure check, where arranged, confirms that the property was left as you intended.

Arrival preparation is the other end of the same routine. Closing well makes returning simpler.

If you want the closing list turned into a documented care routine, compare plans or request a property assessment.
