Closed kitchens, standing water, leftover food and warm weather are a better welcome for pests than for owners. A visual inspection can record droppings, trails, nests, chewed packaging or a sudden number of insects in a sink. It cannot identify every species, treat an infestation or make a health claim.
The useful split is observation versus pest control. Guardemar does the first and can coordinate the second. A pest-control company does the treatment.
What is reasonable to look for
On a scheduled visit, without moving heavy furniture or opening wall voids, it is reasonable to notice:
- ants or other insects around sinks, bins and door thresholds
- droppings or smears in kitchens, utility rooms or garages
- wasp activity at eaves or shutters, viewed from safe ground
- damaged food packaging that should not have been left
- cobwebs or nests that have appeared since the last visit in rooms that are in scope
Photograph the sign, note the room, and compare with last time. A single ant is not a reportable crisis. A trail that was not there last month is a reason to tell the owner.
Do not disturb nests, spray unidentified chemicals or block holes as amateur treatment. That can make the specialist’s job harder and can be unsafe.
Pests Algarve owners commonly meet
Every house is different, but a few problems come up again and again in the Western Algarve:
- Ants — the most frequent visitor, especially around kitchens and terrace doors in warmer months.
- Cockroaches — drawn to drains, kitchens and garages, often more visible after a house has been closed in hot weather.
- Wasps — nests under eaves, inside shutter boxes and in outdoor light fittings, usually from late spring.
- Pine processionary caterpillars — in late winter and spring they leave pine trees in nose-to-tail lines. Their hairs can cause serious irritation in people and are dangerous to dogs, so nests and processions are for a specialist, never for handling.
- Termites — subterranean termites are present in parts of Portugal. Soft or hollow-sounding timber, small mud tubes or swarming winged insects indoors should be checked by a professional.
- Rodents — droppings or gnawed packaging in garages, utility rooms and lofts.
A visual inspection can spot many of these signs early. Identification and treatment belong with a licensed pest-control company.
Empty houses give pests time
Occupancy interrupts problems. Vacancy lets them continue. That is the same detection-time logic as a leak. What happens to a villa empty for six months is the wider pattern; pests are one strand of it.
Closing well reduces the invitation: no perishable food, no full bins, no standing water. See closing the house after summer and mail, bins and deliveries.
Gardens and pools have their own insect load. That is not automatically an indoor infestation. The gardener or pool company may already be the right first call for outdoor nests; indoor activity usually is not their job.
When to call pest control
Call a professional when the owner authorises it, when the signs are repeating, or when the species or location makes amateur handling unwise. Guardemar can arrange access and report the visible condition afterwards. The pest-control operator remains responsible for identification, method and any product they use.
If the property already has a contract for seasonal treatment, put the dates in the preventive maintenance calendar and note whether the technician needs a keyholder.
What not to conclude from a photograph
A photograph of insects is not evidence of a particular disease, a particular species, or a failure of the building. It is evidence that something visible was present on that date. Further interpretation belongs with the specialist.
If you want pest signs included in a regular visual round, they already sit naturally beside kitchens and waste on the inspection checklist. Request a property assessment or compare plans.
