Inspect early enough
Arrange the visit several days before arrival where possible. That allows time to coordinate cleaning, pool or garden providers and technical trades if a visible problem is found.
Check the basics
Confirm the property is accessible and visually secure. Follow agreed instructions for water and electricity. Check hot-water and air-conditioning status where authorised, look through kitchens and bathrooms, and note any odour, leak or power concern.
Review outside areas
For villas, observe gate access, terraces, visible storm damage, pool appearance and garden condition. This remains a visual check; pool chemistry, electrical diagnosis and other technical work stay with specialists.
Coordinate, do not improvise
Owner instructions should specify what can be switched on, what spending is authorised and which providers to contact. That prevents well-intentioned changes to systems the property owner wanted left untouched.
