The Algarve’s sunny reputation can make humidity in an empty home seem unexpected. Coastal air, cooler internal surfaces, limited airflow and the way a building is used all influence condensation and mould risk.
Humidity, condensation, damp and leaks are related but not interchangeable. Relative humidity describes moisture in the air. Condensation forms when moist air meets a cooler surface. Damp may result from condensation, water entry, plumbing or a building defect. A proper response starts by observing the pattern rather than assuming one cause.
Closed does not always mean protected
Securing a property for a long absence can reduce natural air movement. Wardrobes, corners, bathrooms and rooms against external walls may show the first signs of mustiness or surface mould. Conversely, leaving openings unsecured can introduce other risks. Ventilation needs a property-specific plan.
North-facing rooms, closed cupboards, bathrooms without regular use and furniture positioned tightly against external walls can behave differently from the rest of the home. Coastal exposure may add moisture and salt to the wider maintenance picture, but proximity to the sea alone does not diagnose the cause of a mark.
Look for patterns, not only numbers
A humidity reading is useful context, but a visual inspection should also note condensation, wall or ceiling marks, odours and changes since the previous visit. A high reading during one weather event is different from repeated visible deterioration.
There is no single humidity number that diagnoses a building problem in every Algarve home. Readings vary with weather, room temperature, ventilation, occupancy and the instrument used. Repeated observations in the same locations are more useful than treating one measurement as a universal technical standard.
What a visual inspection looks for
- Condensation on glazing or cooler surfaces.
- New marks on walls, ceilings or around windows.
- Musty odours in rooms, wardrobes or cupboards.
- Visible mould or changes in existing marks.
- Moisture below sinks and around accessible plumbing.
- Bathroom seals, drains and areas with limited airflow.

The inspection remains visual and non-invasive. Concealed pipework, waterproofing, insulation and wall cavities require appropriate specialist investigation when there is reason for concern.
Ventilation, dry mode and dehumidifiers
Safe ventilation depends on the property, security arrangements and weather. Opening a home briefly during a scheduled visit may help where agreed, but leaving windows unsecured is not a general solution.
Some air-conditioning systems have a dry mode, and portable dehumidifiers may be useful in suitable circumstances. Both require correct settings, drainage, maintenance and consideration of energy use. Follow manufacturer instructions and obtain specialist advice where the property has persistent moisture problems.
Respond to the cause
Wiping a surface does not resolve a plumbing leak, failed seal or building defect. When a concerning pattern appears, the owner should receive photographs and an appropriate specialist may need to assess the cause.
Seek specialist advice when marks return, spread, appear after rain, accompany visible water, affect electrical areas or suggest a concealed source.
