A second home in Portugal is often insured under a policy written for a pattern of use that the insurer has defined, not for the pattern you assume. Some products treat a holiday home differently from a main residence. Some care about how long the building is unoccupied. The only accurate source for your position is the policy, the insurer or an insurance adviser.

Guardemar does not sell insurance, interpret cover or predict a claim. The list below is what owners often need to ask. It is not a set of answers.

Occupancy and absence

  • How does this policy define an unoccupied or vacant property?
  • After how many days without someone living there do different conditions apply?
  • Do I need to tell you about a planned absence, and in what form?
  • Is a holiday home treated differently from a let property or a main residence?

There is no responsible one-line definition that covers every Portuguese or international policy. Read the wording.

Visits, water and security

  • Are regular visits required, and what should a visit include?
  • Do you expect water to be shut off, heating or air conditioning in a particular state, or alarms to be set?
  • What records should be kept of those visits?
  • Do locks, shutters or alarm monitoring have to meet a stated standard?

A documented home watch visit can show that someone attended and what they saw. It cannot amend the contract or guarantee how a future claim will be assessed. See unoccupied property clauses.

The water and electricity choice should be aligned with whatever the policy actually says, as well as with the building. Should you leave electricity and water on is the practical side of that conversation.

Claims, notification and other people

  • If damage is found, how quickly must you be told, and by whom?
  • What should be preserved as evidence?
  • Does cover change if family, guests or a house-sitter occupy the home?
  • Does a contractor or keyholder attending affect anything I should know about?

When a concern is found, follow the policy’s notification steps as well as calling a plumber. A property-care company can document and coordinate. It cannot notify the insurer in your place unless you have arranged that separately.

Keep the answers with the property

Write down what you were told, on which date, and from which document or person. Store it with inspection reports and invoices. A simple evidence file is the practical home for that paper.

If the answers point to a need for regular documented visits, compare plans or request a property assessment. Confirm the insurance requirements with the insurer or adviser, not with Guardemar.
