Burgau and Salema sit west of Lagos in a smaller coastal setting. Village houses, hillside villas and modern homes are popular with overseas owners, and many remain unopened outside holiday visits. A smaller place can feel reassuring. It does not, by itself, create a record of what happened to the property while nobody was there.
Home watch in these villages is about scheduled presence, photographs and a clear route for action. It is not a claim that neighbours, restaurants or passing traffic will notice a leak, a failed irrigation zone or a shutter left out of true.
Two neighbouring villages, two access patterns
Burgau and Salema are close, but the practical inspection profile can differ from house to house more than from village to village.
Compact village homes may have constrained access, shared walls and little external land. The priorities tend to be doors, windows, shutters, internal humidity, accessible plumbing and mail. Hillside and elevated villas add terraces, pools, gardens, gates and more exposed external areas. Drainage, irrigation and wind-blown debris become part of the same visit.
Salema also includes coastal apartments near the village and elevated villas further up. Those properties face different access, drainage and exterior responsibilities. The inspection should be written around the address, not around a single west-coast stereotype.
Fewer informal eyes nearby
In a smaller village it is easy to assume that “someone would notice”. That is not a care plan. Neighbours travel. Seasonal businesses close. A house that looks occupied from the lane can still have a slow leak under a sink or a dry irrigation zone behind the building.
Overseas owners in Burgau and Salema often have fewer informal contacts than in a larger town. Agreed access, a coded key process and documented follow-up matter more, not less. Secure key holding avoids attaching a complete address to keys and creates a record of who was authorised to enter.
If a contractor needs to attend, contractor access can open the property, record attendance and report the visible condition afterwards. Guardemar does not certify the contractor’s workmanship.
Atlantic exposure
Both villages take salt-laden air, and Salema in particular can see wind-driven rain on elevated façades, terraces and drainage points. Shutters, external metalwork, outdoor furniture and obvious roof or gutter concerns from safe ground belong on a repeatable checklist.
After significant weather, a visual check can confirm that the home appears unchanged or identify a concern for a qualified contractor. It should wait until access is safe. It cannot include roof work at height or a structural opinion. Guardemar’s storm property checks explain that scope, and the guide to what to check after a storm sets the same limit.
Quiet-season vacancy
Seasonal use can leave homes quiet through unsettled winter periods. That is when remote owners most need dated photographs and a clear issue priority, rather than a message that everything “looked fine”.
A first visit establishes a baseline. Later visits compare. A new ceiling mark, a changed pool level, displaced terrace furniture or moisture beneath a sink has more meaning against the previous record. Use a consistent inspection checklist so the comparison is real.
Humidity in closed rooms remains relevant even in smaller coastal houses. Bathrooms, wardrobes and rooms with limited air movement are the usual starting points. See humidity and mould in Algarve holiday homes.
How often to visit depends on the property, season and systems. A lock-up-and-leave apartment is not the same as a hillside villa with a pool. The guide to inspection frequency is the better starting point than a village-wide rule.
A local routine for both villages
Before leaving, record how water, electricity, alarms, shutters and any pool or garden arrangements should be left. During vacancy, keep the same visual scope. Before returning, arrival preparation gives time to raise a concern while a contractor can still be arranged.
